We will conduct a full professional cleaning, paint or touch up paint areas, check any electrical and appliances, and we will also do a plumbing and maintenance inspection.
Yes, our maintenance team is available 24 hours a day, 7 days a week.
You can submit a work order via your resident portal, or you can call the office for a work order.
We handle work orders based on when they are submitted, or you can coordinate with the office to set up a specific day.
You do not have to be present. You can permit our teams to enter your apartment, and we will complete any work while you are away.
During regular business hours, you can contact the office and we can assist you. If after hours, call our emergency maintenance line and we will let you in.
You are welcome to decorate your apartment without penalty, provided you obtain permission from the Manager and return the apartment to its original state before moving out.

We do not have washer/dryer hookups in units but we have 3 laundry facilities on site for your convenience.
Yes, pets are allowed. We love your furry friends!
We have a pet deposit and a monthly pet rent.
We have a maximum weight of 25 pounds. Please contact the leasing team for additional details on our pet policy.
Our community does not have a pet park on-site.
The standard appliances in our units include a stove, refrigerator, and dishwasher. Additionally, some units have microwaves.
We don't currently offer furnished units.
Yes, we offer several types of short term leases. We offer month-to-month leases, as well as 6- and 12-month leases.
No, we currently don't offer corporate leases at this time.
No, we will not hold them at the leasing office as all packages are delivered to your door.
The fitness center is open 24/7 for your convenience.
We offer a treadmill, an eliptical, a stationary bike and free weights.
Quiet hours are between 10 PM and 8 AM. There are small fees to rent out the clubhouse, so please reach out to the team for more information.

Our management team is available from 9 AM to 5 PM Monday through Friday. We are closed for lunch between 1 and 2 PM daily.

It can take anywhere from 1 to 7 days for an application to be approved. Please reach out to the leasing team for more details!
The cost varies, but you can expect to pay move-in costs, which consist of first months rent, security deposits and gate card deposits.
We would recommend that you have proof of income, insurance, utilities, phone numbers, and addresses ready when applying. Go and tour the community and meet the staff to ensure the community fits what you are looking for!
You can pay rent via the resident portal. We also take checks, money orders and credit cards as valid forms of payment.

Yes, all residents must carry a current renter's insurance policy with $100,000 liability.
The utilities included in your rent are water, trash, and gas.
You will need to call Riverside Public Utilities to set up electricity for your apartment.

With permission from the office, guests may stay 14 days in a row or a total of 23 days in a calendar year.
If you are on a month-to-month lease or a short term lease, the fees associated with those shorter leases are waived if you sign a 12 month lease.
No, we currently do not allow subletting.
You will need to pay lease break fees which are equivalent to one month's rent.
